We picked up where we left off, and Tracy negotiated Altman’s offer for Trousdale on Flagg’s behalf. Tracy came in with a low cash offer of $13.3 million. Altman almost spit out his tequila; the seller wanted $16.995 million! In Tracy’s opinion, the house was worth no more than $14 million due to the market and the limited views. The seller wrote back, “A resounding no.” Altman and Tracy were just about to finish work and have dinner when Flagg walked in.

The spirit of friendship moved Altman, and he told Flagg he would offer a million less and forgo his commission if he raised the price. Tracy was also willing to forgo her money, since Flagg had done the same for her. Flagg wanted to give up at $15 million until Tracy took him aside and reminded him it wasn’t worth that much. Altman laughed, he could hear them outside the door. They decided to bid $14.75 million, and then the seller would net $15.113 million because they were foregoing their commission. But Altman texted the seller the wrong offer amount. Doh! Luckily for them, the seller declined. And luckily for Flagg, he was able to avoid buying Versace china and a Rolex headboard.

Tracy stopped by her Stone Canyon listing in Bel Air to meet with former MDLLA star David Barnes. Even though the house wasn’t finished, she had to start her whisper campaign. This strategy was like having a “secret” offer in her pocket. Everyone wants what they can’t have, and being invited exclusively to see the home you built makes people want it even more. David said of the house, “It has a very special vibe.” He cautioned her against showing it without landscaping to hide the construction. That wasn’t Tracy’s dream scenario, but since inventory was low, she took what she could get.

The Altman brothers met with their protégé Jacob at a restaurant to discuss their Chalette Trousdale offer. They decided to use a power trick and arrive 30 minutes late. However, Jacob learned well and gave them the wrong reservation time so they arrived on time instead. You learned well, young Padawan. Jacob offered $15.7 million in cash for his best and last. Josh played around with Jacob a bit more, pretending the salesman wasn’t thrilled, but then shouted, “Mazel!” The deal was done. The apprentice has become the master.

Tracy and Flagg drove back to Bedford to meet a potential buyer. She found an old pair of underpants lying around and threw them over the fence. Nice. Tracy said of the house, “The previous seller had apparently left his underpants behind because he was in such a hurry to move out.” But was Flagg ready to move out? Tracy settled into the role of developer and focused on the remodeling options. Flagg hesitated a little but ultimately decided to move on. This house was for him and Andrew, and now they are separated. Tracy still saw potential, but Flagg was hopeless.

The Altman brothers received unfortunate news from Jacob. His buyer for Chalette had decided to cancel. Josh panicked as the sellers were on the plane to LA to pick up their belongings. It was time to take action! Matt decided to reach out to a couple who liked the house; they just hadn’t made an offer yet. Josh muttered, “I’m going to kill Jacob.”

Tracy and Heather met in Stone Canyon. Their client was interested until she saw the construction site. Tracy knew the contractor needed to get the landscaping done ASAP. Then the two sat down and talked about their personal lives. Heather was having trouble balancing work and motherhood. The demands of opening a new office in Orange County were taking their toll. Tracy was going through this phase too, still trying to get over Erik. She said, “We just need to open a bottle of wine and figure this out.” Amen to that.

Flagg met with his best friend, socialite Nikki Haskell. As he put it, “If you don’t know Nikki, you’re probably from the Valley.” As were the agents who came to his listing in Trousdale who weren’t in the one percent of agents. The two talked about his house in Bedford and how Flagg has changed his mind and might want to remodel. And that scenario applied to his relationship with Andrew, too. Nikki advised him that once he was done, not to talk to Andrew every day. She noted, “It’s very hard to reheat the soufflé.”

It was time for Matt and Josh to tell the sellers, Joe and Irina, that their Chalette deal was off. After some small talk, Josh delivered the blow. The buyer backed out, but they had a replacement offer. It was $200,000 lower; however, these buyers also wanted to buy the furniture. They liked the Versace china! With this deal, the sellers would make more money because they wouldn’t have to pay taxes on the furniture. After a few curse words, the sellers accepted the deal. Josh said this offer had a lot of twists and turns. He added, “That’s very typical of this market. No deal is easy!”

Remodel or sell? That was a question Flagg kept asking himself when it came to his Bedford home. Initially, he was determined to sell. But when he saw the potential, he was all for the remodel. To help him make his decision, he asked Tracy and Chad, an architect, to come over. With each change, Tracy heard dollar signs ringing in her head. She told Josh that it would cost just over $8 million to complete. She wanted him to do it for the right reasons and take the time to think about the cost and effort. Impulsive as ever, Flagg shouted, “Let’s build a house!”

Tracy had an offer on her Stone Canyon property, so she and Jamie met with Melanie, the developer, to tell her the news. Melanie wanted $22 million, and that offer came to $19 million. Melanie was not happy because the house also included a million dollars worth of furniture. Thankfully, that did not include a Rolex headboard. Tracy got the maximum amount of $20.5 million and deducted one point from her commission to make up for the extra taxes. The deal was perfect! Tracy credited herself for burying a statue of St. Joseph upside down to sell the house. You definitely can’t say Tracy wasn’t creative in closing her deal.

“Million Dollar Listing Los Angeles” continues Wednesdays at 9/8c on Bravo.
