As buyers continue to navigate North Jersey’s seemingly unpredictable real estate market, some cities have become more sought after than others.

Whether it’s due to home prices, access to downtown, proximity to New York City, or the number of amenities available, these areas have become homebuying hubs as we narrowly pass the 2024 halfway mark.

Hannah Jones, senior economic analyst at Realtor.com, has compiled the five zip codes with the most home purchases in each of the five North Jersey counties this year.

This ranking was based on the number of unique views of online real estate listings and market dynamics based on the number of days an ad remains active from January to June 2024. The zip codes with the greatest market demand had a high number of unique views per property and ads that remained active for shorter periods of time.

The hottest cities in Bergen County to buy a home, by zip code

Bergen County has always been a hub for homebuyers looking to live within easy commuting distance of New York City. And while homes here are typically among the most expensive in New Jersey, buyers can choose from quiet residential neighborhoods like Mahwah and Franklin Lakes or bustling hubs like Paramus.

Fair Lawn is known as a quaint suburban community that still offers conveniently located amenities and public transportation. The district is also home to several historic sites, including the Cadmus House Museum. The median value of a home in this zip code so far in 2024 is $656,950. In Westwood — with a bustling town center with local businesses and a train station — the median value of a home is $1.02 million.

Passaic County is known for its many popular natural sites, such as the Great Falls of Paterson and the Botanical Gardens of New Jersey in Ringwood. And while the county is home to some bustling centers like Wayne and Clifton, many areas are also known for their tranquil lifestyle amidst numerous hills and sprawling properties.

Pompton Lakes, the No. 1 zip code for Passaic County, is a quiet suburb with a charming downtown that offers a variety of restaurants, quaint shops, and live theater while providing convenient access to New York City. The median list price for a home here is $466,029. Little Falls, on the other hand, is a small and understated suburb with classic homes, a tight-knit community, and a bustling downtown with historic charm. With a median home price of $496,381, the town has become a popular and more affordable alternative than nearby areas like Montclair.

With its lakefront communities, vibrant nightlife, and rich history, Morris County offers a mix of lifestyles for all ages. It is also centrally located in North Jersey, allowing residents easy access to New York City and other North Jersey centers.

With a median home price of $797,550, the Morristown lifestyle is culturally diverse, full of historic sites, a bustling downtown, grand homes, and high-end apartments. In Denville, you’ll find the area’s popular downtown area with plenty of shops and restaurants, as well as historic lake communities like Indian Lake.

And in West Orange, you’ll find a wealth of historic homes and sites, including Thomas Edison’s home and laboratory. The area also offers a wealth of attractions and amenities, and is in close proximity to other cultural centers like Montclair. The median home price here is $593,625.

With 11 private lake communities, including Lake Mohawk, Sparta is known for its picturesque community and outdoor activities. The area also has quaint mom-and-pop shops, an antique center and a variety of restaurants. The median home price here is $599,146. And Hopatcong — home to part of Lake Hopatcong, the largest lake in New Jersey at 2,500 acres — offers both seasonal and year-round living for those who want to live near the water. Here, the median asking price for a home is $419,867.
