“If you’re asleep, you’re losing,” Josh and Matt said when they sold a house that already had an agent but no signed contract. Was that ethical? According to Tracy, if there is no signed agent contract, the house is fair game. Flagg added, “That’s how Altman has done business in the past. I’m not surprised.” Altman said their motto is “ready, fire, finish.” When there was an opportunity, they took it.

So they jumped at the chance to sell a house in Encino for $25 million, which would be a record price in the area. Ironically, it was a steal for the 1,858-square-foot house that looked like a strip mall. Matt and Josh were thrilled. The seller told them they had 22 days to get the house fixed up and the contract signed with the other agent. Tick, tock!

Flagg needed Tracy’s help with his Roxbury listing and asked her to work with him. After all, he had to attend fashion shows in Paris. Tracy said to Flagg, “I don’t know if you realize how snooty you sound.” Flagg replied, “Oh, I suppose so.” Tracy was happy that the $8.595 million price was reasonable, but not happy that Flagg was putting all this on her shoulders. Flagg didn’t understand what a big deal this was. They would split the commission 50/50 and the house would sell like hotcakes because of the price. Easy peasy. Tracy knew, however, that was never the case.

There was trouble in paradise between Heather and Altman. Balancing family life and work was too much for Heather and she needed Altman’s help. However, he couldn’t even take the kids to school because of his appointments. One of them was at the OC and Altman asked if he could stay the night there instead of driving there in the morning. The answer was a resounding no. Heather wanted Altman to move up to 21.st Century and synced his paper calendar with an app so they could access each other’s schedules. After some sulking, he finally gave in. Heather, however, was concerned about their communication and wanted to fix it before it was beyond repair.

Tracy wanted to get everything in place for their joint listing with Flagg before he left for Paris, so she invited him to a planning meeting at her office. Unsurprisingly, Flagg thought the meeting was a “waste of time.” She didn’t even have scones on the table! Tracy started suggesting ideas for how to make the open house more fun, and the group settled on a taco truck. Flagg claimed he would get it, but Tracy doubted he would go through with it. Their joint listing became more tense by the minute.

The Altman brothers had a few heavy hitters bidding on Encino. They all loved the house but couldn’t imagine living there because there was no furniture. Could they stage a 20,000-square-foot house? Matt suggested staging it virtually or spending a lot of money to have multiple rooms staged. Josh was hesitant, thinking it was a big gamble. But sometimes you have to bet big to win big.

Heather and Altman met with Tracy and Flagg to talk over some skinny margs. Tracy told the group that her co-listing with Flagg was “fucking annoying.” Flagg gasped, “Really?” Altman looked like the cat that ate the canary. But he quickly changed his mind when Heather started chatting about their relationship. Tired of having to be everywhere at once, she wanted him to get involved. Tracy agreed, telling him that Heather couldn’t be the CEO her whole life. Altman brushed it off; he said Heather knew who she married. He was just good at selling. But would that be good enough for Heather?

Contrary to what Tracy thought, Flagg had actually brought a taco truck. He picked Tracy up in it and drove her to her open house in Roxbury. Free tacos were sure to get them an offer. Tracy put the pedal to the metal, showing the house to potential buyers while Flagg typed away on his phone. She noted, “He’s just sitting on his butt like he’s at a friend’s house watching Sunday ice skating.” But he finally moved when a random guy named Tucker showed up wearing only gym shorts. Tracy said, “Let a topless guy come through the door so Josh can go to work.” Yet despite all the passersby, free tacos, and casual Craigslist acquaintances, there were still no offers.

Josh decided to take the risk and he and Matt staged the house in Encino. This convinced their potential buyer, Cyrus, to make an offer. He came in with $20 million and the seller countered with the original $25 million. Josh knew he had to represent both the buyer and seller fairly. Eventually they agreed on an offer of $23.5 million. Matt was thrilled to have sold the most expensive listing in Encino. Josh noted that everyone blames him for working, but that was the reason he did it. He said he was going on vacation but would be back in 24 hours.

“Million Dollar Listing Los Angeles” continues Wednesdays at 9/8c on Bravo.
