Three floors in the SLF building on Thomson Road for sale for $32.6 million

In the 19-storey SLF building on Thomson Road, three contiguous office floors on the fourth, fifth and sixth floors were offered for sale by private treaty at a guide price of $32.6 million. The three floors have an area of ​​9,450 square feet per floor or a total area of ​​28,350 square feet, equating to $1,150 per square foot.

According to CBRE, the marketing agent for the three floors, they can be sold individually or together. If sold individually, each floor would be worth about $10.9 million.

The floors are currently leased to organizations such as the Ministry of Social and Family Development and Kindle Kids International School.

Joshua Giam, deputy director of capital markets at CBRE in Singapore, says the new owner could divide the floor into smaller units after the existing tenants’ leases expire, thereby increasing rental income.

The space is part of the SLF complex, which consists of two towers: the 18-storey MSF building and the 19-storey SLF building, which also has four basement levels. Each tower houses its namesake organisations, the Ministry of Social and Family Development (MSF) and the Singapore Labour Foundation (SLF).

The SLF building has its own stop and 460 parking spaces. It is located 300 meters from Caldecott subway station, a transfer station for the Circle and Thompson-East Coast lines.
