“Legacy Estate Home”: Unique Riomar residence with golf and sea views

The property at 991 Greenway Lane in Riomar offers stunning views of the Atlantic Ocean to the east and the historic Riomar Golf Course to the north. It is one of the few “homes in Vero Beach with golf course and ocean views,” according to Ceci and Gary Sutcliffe, global real estate consultants with ONE Sotheby’s International Realty.

The house sits on a 4,000 m² lot with 76.75 m of golf course frontage and has been recently renovated with improvements both inside (gourmet kitchen, carpentry, window tinting, painting) and outside (new fences and driveways, new pool deck, new irrigation system, landscaping).

Each floor of the home offers a different perspective. On the ground floor, privacy was a key consideration without compromising golf course views. On the upper floors, private balconies allow the family to enjoy ocean and golf course views, while the third floor terrace and lounge are reserved for intimate gatherings in a venue with sweeping bird’s eye views.

The home is the perfect blend of “modern coastal chic,” Ceci says of the airy, open floor plan with high ceilings. With 8,810 square feet of comfortable, modern living, dining and entertaining space for the whole family, and an additional 1,300 square feet of climate-controlled space in the pool guest house, there’s plenty of room for everyone.

Designed by architect Jim Perry of JP Architectural Designs and built by Crown Construction, the main house features four bedrooms, five full baths and two half baths. A separate two-bedroom, two-bath pool house provides additional private living space.

Perry had “barefoot elegance” in mind when he designed the house. He wanted to “break down the barriers between indoor and outdoor spaces to integrate the spaces.”

He achieved his goal in part by using the same materials inside and out. Covered lanais further define the spaces and lead from the main rooms on the first floor of the main house to cozy seating areas outside.

A circular driveway takes guests comfortably to the front entrance, which is adorned with stately columns and curved steps leading to impressive wooden doors.

The impressive two-story foyer invites guests to pause and admire the elegance of the space.

The formal living room features floor-to-ceiling windows, a gas fireplace and glass doors that lead to a private outdoor entertaining area.

A master suite on the right is accessible and elegant and has an en-suite bathroom with double sinks, double toilet, bidet, dressing table, shower and bathtub.

This wing also includes a powder room at the back of the house and a large media room where the family can gather to watch movies or watch their favorite team.

The formal dining room, library, family staircase, elevator, second powder room, wine closet, laundry room with dog spa and access to the four-car climate controlled garage are all located in the west wing of the home.

The gourmet chef’s kitchen and family room are located at the back of the house, near the pool and guest house.

The island kitchen is superbly equipped with two dishwashers, a gas stove, a microwave and a warming drawer. Generous storage and features such as a pot filler faucet, two sinks and a pantry make it easy to host guests of any size.

The family’s private living space is located on the second floor and is accessed via the grand main staircase, family staircase or elevator. Each second floor room has its own private balcony.

“The architect did an excellent job maximizing the views from every bedroom,” says Ceci.

The second floor master suite has two walk-in closets and views of the golf course.

Double sinks, a vanity unit, a walk-in shower, two toilets and a bidet complete the bathroom.

A coffee bar and living room provide a quiet retreat, and the bedroom opens to a terrace with views of the pool, golf course and sea.

At the center of the second floor there is a gym and a bedroom with en-suite bathroom and private terrace, which could serve as a children’s bedroom, nursery or playroom.

The third floor terrace lounge and unparalleled viewing area are accessible by elevator or via the spiral staircase on the veranda at the rear of the second floor gallery.

“The way it was created is not only stunning, but also amazingly functional for entertaining,” says Gary, pointing out the fully equipped kitchen and bathroom.

Outside, the area between the main house and the guest house forms a courtyard by the pool, which offers privacy and protection from the wind.

Perry designed the guest house to be a self-sufficient home. Equipped with a full kitchen, two bedrooms and two bathrooms, the guest house is perfect as a mother-in-law suite, for domestic staff, for additional guests or as an entertainment space.

“This is a historic property that could last for generations,” says Gary, noting that the guest house is suitable for grandparents, children and grandchildren while offering privacy to all.

“It’s a multi-generational coastal resort,” agrees Ceci.

The nearby public beach access path allows for a short walk or golf cart ride to the ocean.

Located between the bridges, Riomar offers easy access to beach and mainland destinations. It is just a short walk, bike ride or golf cart ride to Quail Valley River Club, Riomar Country Club, cultural venues, resorts and exclusive shopping and dining on Ocean Drive.
