Considered the tallest residence in the Midwest, this duplex penthouse in downtown Chicago sits on the top floor of the Residences at the St. Regis Chicago tower.

“It’s the tallest residential building in Chicago and in the country outside of New York City,” said Rob Pontarelli, senior vice president of marketing at Magellan Development Group, the developer of the 101-story building, the third-tallest in Chicago and the tallest ever designed by a woman, architect Jeanne Gang.

Completed in 2020, the building will offer 393 apartments and 192 hotel rooms or suites, with the hotel area located on floors one through 12 and the condominiums starting on the 13th floor, he said.

Residence 9201 occupies the entire 92nd floor and part of the 93rd floor, Pontarelli said. It is one of 20 sky penthouses, five of which are on the market. “We are 80% sold or occupied.”

In 2022, another duplex penthouse at the St. Regis, a five-bedroom unit, sold for $20.56 million, the Wall Street Journal reported.

“You have spectacular, unobstructed 360-degree views in every direction” – of the city, Lake Michigan and “on a clear day, the coasts of Michigan and Indiana,” Pontarelli said.

Architectural and design details include two balconies, direct elevator access, east and west entrances, floor-to-ceiling windows and 13-foot ceilings on the ground floor, he said. “The house has two pantries – one for drinks and the other for food preparation.”

The front door opens into a foyer that opens to a balcony overlooking Lake Michigan, Pontarelli said. This main level also includes a living area, formal dining room and open family room, as well as an eat-in kitchen with Gaggenau appliances, a walk-in pantry, modern Snaidero cabinetry and quartz and stone countertops.

One of the three secondary bedrooms is now set up as a study, he said. All have en-suite bathrooms and two of them have access to a balcony.

“The master bedroom is larger than many New York apartments,” he said, offering a walk-in closet with custom cabinetry and an en-suite bathroom with dual sinks, heated floors, a jetted tub and a walk-in shower.

A staircase leads to the 93rd floor, which has 11-foot ceilings and a powder room, Pontarelli said. “It’s designed as an open space and could be used as a playroom or another bedroom if needed.”

The 6,986 square-foot house has four bedrooms, four bathrooms and two powder rooms.

Amenities include indoor and outdoor pools, a fitness center with yoga and exercise studios, a golf simulator, a private dining room, a wine storage room, a kids’ club, a dog lounge, a movie theater, several dining options and the St. Regis Spa.

Neighborhood notes

The St. Regis is located in the 28-acre Lakeshore East community where the Chicago River meets Lake Michigan, Pontarelli said. That includes a 6-acre park “that’s practically on the doorstep of the St. Regis. It’s ideal for walking the dog and having picnics.”

According to the listing, Michigan Avenue, Grant Park, the Art Institute of Chicago, the Museum of Contemporary Art and the Children’s Museum are within walking distance.
