When a homeowner remodels a historic home, sometimes someone comes in and wonders, “Why did they do that?”

Often it’s because they think the historic part is ruined and the new version has no character. But at 937 S. Douglas Avenue, the opposite is true. The homeowner was able to expand the existing home while preserving the beauty of the original.

“Located in the historic Waverly neighborhood in the 12South District, the home has been completely redesigned to match today’s style,” says Tad Ritchison of NextHome Music City Realty, who is listing the home for $2.385 million. “The original look of the home, including the beautiful wraparound porch, wood trim and custom windows, has been maintained to preserve the charm. I love the 12-foot original ceiling and wide entry hall.”

There are steps leading up to the front door and wraparound porch. There is a second front door, both of which have a large main window and a skylight above. The main door is flanked by two rectangular “candle” lights.

The house looks like a quaint cottage with its white color scheme and black trim, and since the entire 285 square feet of living space is on one floor, it is technically considered a ranch-style home.

The entry hall has classic rectangular wainscoting, light wood floors, and a modern chandelier with nearly a dozen globes to brighten the space. Although there is room for an armchair, there is a built-in corner alcove that is perfect for sitting, kicking off your shoes, and getting into the homey ambiance. The long hallway is the main conduit to the four bedrooms, the combined living, dining, and kitchen area, and the backyard, which features a pool and an accessory dwelling unit (ADU).

The first room on the left is the bright and sunny study, which is separated from the hallway by large glass doors and entered through the second front door. This is ideal for someone with some sort of private practice who sees clients in person. It features built-in corner bookcases, crown molding, a floor-to-ceiling brick electric fireplace and hardwood floors. Leading off the hallway is a full bathroom with a glass-doored shower and grey geometric tiles. One wall is finished with moody dark blue floral wallpaper.

At the end of the hallway, the main living area impresses with a floor-to-ceiling built-in electric fireplace that adds height to the room with its wood detailing. It is flanked by two built-in black bookcases with cabinets and built-in sconce lighting. The focal point of the room is a round medieval-style wheel chandelier with electric candles. The kitchen is demarcated by crown molding and features an island with seating and built-in sink, white cabinets with gold hardware and a black range hood, and chandeliers with gold shades. It is fitted with Z Line appliances – ideal for the gourmet home cook who loves to entertain guests – and has a spacious walk-in pantry with built-in shelving. The dining area, demarcated by crown molding, is demarcated by a dark ceiling but doesn’t feel dark thanks to a round candle chandelier and plenty of natural light. The rectangular wainscoting gives it a cozy, hidden feel, while the view from outside onto the pool deck makes it feel spacious.

The large master suite features hardwood floors, crown molding, plenty of natural light, hardwood floors, wall sconces for bedtime reading, and a round chandelier with elegant crystal accents that contrasts with the moody gray ceiling. The adjacent master bath is spacious and features an arched skylight window overlooking the front yard, flanked by two white vanities with a traditional look. Next to another window, a large modern soaking tub offers additional views.

Opposite is a spacious walk-in marble shower. The space is connected by a large chain-wheel chandelier. The master suite also features a large walk-in closet and dressing room with built-in dressers and cabinets. Through the closet is a clever and conveniently located laundry room with ornate tile, built-in cabinetry and sink, and a feminine crystal chandelier.

There are three further bedrooms, one with an en-suite bathroom and two with walk-in closets. The main part of the house also has another guest toilet.

In the backyard, exit the living area to the covered patio and pool deck with paver patio. The pool deck is a bit planted but perfect for those who prefer swimming to lawn maintenance. Across the pool is an ADU that is approved for short-term rental by the owner and would be ideal for guests or as an Airbnb. It also has a three-car garage. The ADU has a mudroom and full bath, and upstairs is a full studio living area with a full bath and a full kitchen with an island and built-in microwave.

The walking distance to 12South’s shops and restaurants is also very convenient.
