All BDA flats worth over one crore in Chandra Layout sold out

BENGALURU: Within a year of sales beginning, all 120 three-bedroom flats of the Bangalore Development Authority (BDA), the most expensive to date priced at over one crore rupees, were sold out.

The main reasons for the demand are said to be the prime location of the property, known as “Nagarbhavi Flats”, at the entrance to Chandra Layout in Nagarbhavi and its proximity to the metro network and the Outer Ring Road.

A senior official said TNIE“We sold the last flat on Saturday (August 10). This is the first time in our history that we are selling flats for over Rs 1 crore. The response has been great. More than 20 of the 120 flats have been bought by judges and lawyers.”

The apartments are located in a ten-storey tower with 12 apartments per floor. The Rs 54.75 crore project was completed in August 2023 and the sale of the apartments began immediately.

“With Nayandahalli metro station just a kilometre away and Outer Ring Road nearby, connectivity is the biggest plus point. Three parks in the vicinity and Durga Parameshwari Temple also proved to be major attractions,” he said.

Amenities like private gym and roads within the apartment are offered. The base price of the apartment is Rs 1.04 crore, with an additional Rs 2.5 lakh for parking.

“This base price is applicable for apartments up to the fifth floor. In addition, the apartments will be charged an additional fee for the city view they offer. The maximum price for an apartment is Rs 1.15 crore,” another official said.

North and east facing flats were offered at a premium of 5 per cent. “Due to Vaastu reasons, people do not buy flats facing other directions, so we have made them a little more expensive. This was to encourage people to buy south and west facing flats as they have become a little cheaper,” he added.

The highest price for a BDA flat so far was the 3BHK duplex (a single flat with two floors) flat in Alur, which was priced at Rs 50 lakh. The villas in Hunnigere, which will also cost over Rs 1 crore, are expected to go on sale from October.

“We are currently getting external power connections installed by BESCOM. The work is expected to be completed by the end of September. We hope to start work in October,” said a senior official.
